Bed & Breakfast, beautiful 100-acre property to host your wedding, party or special event. Up to 150 guests. Only 20 dates available per year. Located 15 minutes from Middleburg Virginia.  Entire property buy-out required for your weddings or events 75 persons or more. Additional services available. Schedule your tour today.




Venue Property Buy-out:      Two days Fri-Sun or Sat-Mon                                                                                        $25,000.00

                                                     Up to 150 guests for event. Full access to 100-acre property.

                                                     Full access to 15,000 sq. ft, Mansion with Cottage.

                                                     Sleep up to 20 guests. Bridal Suite, 9 bedrooms, 13 bathrooms.

                                                     Commercial size pool, theatre room, Bar, private lounge, public Lounge

                                                     fitness room, message room, entertainment room and much more.


Venue                                         6 Hour Wedding (3PM – 9PM) Dedicated Space on grounds (Optional Tent)     $7,500.00

                                                     Bridal Suite. Access to Manor Lounge (next to entertainment room),

                                                     common area bathrooms.


Additional Services

Caterer:                                   Base Service include reception dinner, banquets license,                                            $84.00 per person

                                                   (see menu). Beverages priced separately. We also cater

                                                   Rehearsal dinners, bridal showers, breakfasts, lunch and parties.


Tent:                                         Prices vary based on size and location. Accessories include

                                                  flooring/ carpet, tables, chairs, tablecloths, tableware,

                                                  decorations, air-conditioning, heating.



Transportation:                      Let us arrange lodging and transportation for the rest of                                         $25.00 per guest

                                                your, family and wedding guests not staying at the Manor.

                                                (Hotel fees vary).


Staff:                                     (Waiters/ Waitresses, Bartenders, Housekeeping,                                                         $25 per hour

                                               Parking, Valet, Traffic, Security)                    


SPA Services:                      (see rates)                                


Wine Tours                           Transportation to Mosby Cluster Wineries for                                                              $55.00 per hour

                                                wedding party.


Horseback Riding:               Take a scenic ride along Little River on one of our                                                      $75.00 per hour

Arabian Calamia horses.                                   


Yoga:                                      Yoga Class. 1 ½ hour classes                                                                                           $20.00 per class

                                                Faith Based Yoga Class. 1 ½ hour classes


Marriage Officiant:             (Prices vary $400 - $1,100)                              


Payment requirements for Venue: 20% of total due on contract signing (non-refundable). 2nd payment, 20% of total due 6 months before event. Final payment due 30 days before event. 3% credit card fee. (see cancellation terms). Additional Services payment terms may vary.
